EnergyWise LED Lighting Savings Analysis
To combat the rising costs of electricity and minimize the headaches associated with frequent bulb and fixture replacements, Magic Restaurants made the decision to implement energy efficient EnergyWise LED lighting in an existing Burger King Restaurant scheduled for a 2020 remodel. The 10-year savings projections on electric and maintenance costs for the project are in excess of $180,000.

After speaking with several other Burger King Franchisees who had successfully made the transition to incorporate EnergyWise LED lighting, Magic Restaurants owners Constantine Vrailas and George Vrailas decided to make the conversion. Burger King Store #11088 presented a wonderful opportunity to update old T12 fluorescent fixtures on the interior of the restaurant, and many high-wattage fixtures on the building and in the parking lot. Many of these sold fixtures required regular maintenance and attention that impacted operations and finances.
EnergyWise Helps Procure Utility Rebates
To make the transition easier, EnergyWise provided its Utility Rebate Procurement Services to secure a commitment from TVA (Tennessee Valley Authority) for a rebate under its Energy Right Solutions Program. This incentive rebate is expected to pay for approximately 60% of the cost of the EnergyWise LED lighting products installed in the restaurant.
Burger King Store #11088 is now the most energy efficient of Magic Restaurant’s stores, and one of the most energy efficient quick service restaurants in the U.S. While incorporating energy efficiency measures into the new Burger King helps Magic Restaurants reach its’ financial savings goals, it also helps to further emphasize their vision for sustainability.

Larry Blumberg & Associates operates over 16 government office buildings, 68 hotels, and 2 restaurants across the U.S. This commercial building was built to the United States Green Building Council’s LEED (Leadership in Energy & Environmental Design) Silver Certification standards for the intended use by the Federal Bureau of Investigation’s Field Office in Baton Rouge, Louisiana. Property Manager Larry Johnston of Blumberg & Associates describes the problem, “I contacted Energy Wise because our electric bills were double what they were projected to be based on the energy model incorporated by our original design and construction team and we believed an extensive commercial energy audit and energy monitoring were necessary.”
Challenges
The building is managed and operational costs are paid by Larry Blumberg & Associates. The building was LEED certified and had a full energy model performed for LEED credit by a 3rd party.
Building was modeled to consume 11,000 kWh/month (which is approximately 27% less than the average commercial building built in 2012). The actual energy consumption (during the three month period of May, June and July of 2012) averaged 50,240 kWh/month EnergyWise was called upon to do a thorough commercial energy audit, help pinpoint the problem, and find a solution.
The property manager expected total monthly electrical bills to hover around $1,500 per month and was faced with bills exceeding $4,000 per month after opening the facility.
Commercial Energy Audit Results
- Consumption data was taken from each electrical panel using data loggers in order to determine where the main draws of electricity were coming from.
- After a 30 day period of data was collected, it was determined that two panels containing several single-room air conditioning units were drawing large amounts of electricity.
- With the information collected by the EnergyWise team, the building’s management was able to contact the air conditioning contractor to further investigate the problem.
Mr. Johnston stated, “Jennifer and Scott at EnergyWise conducted their commercial energy audit and through the use of data loggers determined the high usage was coming from two electrical panels. The two electrical panels only had HVAC units on them so based on the information provided by Energy Wise we were able to go back to the contractor that installed the systems and prove to them something was wrong. After some adjustments to the systems, our energy usage was cut in half to the levels the energy modeling was projecting. Thanks Jennifer and Scott!”

The 10-year savings projections for the project are in excess of $155,000 on electric and maintenance costs.

“I wasn’t familiar with LED lighting until approached in late 2012 by Scott Van Kerkhove of EnergyWise. We were finishing the plans for this new Burger King, and after sitting down with my contractor, JR Construction, I couldn’t find a good reason to pass up the opportunity to try out the EnergyWise LED Lighting on this new store. The additional costs were a small fraction of my total project cost, and will be recouped within the first 12 months from electrical cost savings,” said Newell. “Because I was unfamiliar with the light created by the LEDs, I didn’t quite know what to expect . A week after my store opened, I was sitting inside the store and forgot that we had installed LED lighting…the light created by the bulbs and fixtures looked similar to my other stores, which was great.”

After evaluating the electrical use of Burger King Store #19097 for nine months, it is performing according to expectations, and is the most energy efficient store in the portfolio of stores owned by Supreme Foods. As a barometer, it is only using 56% of the electricity compared with the least energy efficient store in the portfolio.
The interior and exterior of the store are well-lit, providing an inviting and secure environment for Burger Kings’ Clarksville, Tennessee patrons to visit and enjoy a Whopper and fries.
